    The Pre-Pour Foundation Walkthrough

    Almost everything in a house can be changed later, at a price. Concrete is the exception. This is what to check while checking is still free.

    Why this is the hardest deadline in the build

    There is a moment on the morning of a pour when the forms are set, the steel is tied, the plumbing stubs are standing, and everything is still adjustable. A few hours later it is a permanent part of your house.

    That asymmetry is the whole reason to take this walk. A misplaced drain is a five-minute fix before the pour and a saw-cut, a jackhammer, and an argument afterward.

    Before anything is dug

    Two things are worth confirming before excavation, not after.

    • The engineering. Ask to see the stamped structural drawings and confirm the foundation being built matches them. Foundation design responds to your specific soil, and a design borrowed from the last house on the street is not the same thing.
    • The underground utility layout. Plumbing, electrical conduit, and gas lines beneath a slab are set for the life of the house. Review where they run before the first shovel.

    Elevation and drainage

    Where your finished floor sits relative to the ground around it is one of the quietest and most consequential decisions in the project.

    Too low and you are managing water forever. Ask how the finished floor elevation was determined, and where water is intended to go once it leaves your roof and your lot.

    • Finished floor height relative to the surrounding grade
    • The direction the ground slopes away from the house on every side
    • Where downspouts and any perimeter drainage will actually discharge

    Reinforcement — look before it is buried

    Reinforcing steel, post-tension cable, or whatever the engineer specified is what makes the concrete behave structurally. Once the truck arrives it is invisible for the life of the house.

    You are not there to certify the engineering. You are there to confirm that reinforcement is present, that it looks like the drawing, and that someone qualified has signed off before the pour.

    Underground utilities and the sleeves you will wish you had

    Every pipe and conduit that comes up through the slab is in its final position. Walk them against the plan.

    • Drain locations for every fixture, checked against the actual floor plan
    • Anything that penetrates the slab, in the right room and the right spot on the wall
    • Stub-outs for a future bathroom, wet bar, or utility sink

    Then think one step further. Empty conduit under a slab or under future hardscape costs almost nothing now and is the only cheap way to get power or water somewhere later.

    • A sleeve to a future outdoor kitchen, pool equipment pad, or detached structure
    • Conduit for landscape lighting
    • A path under the driveway before there is a driveway

    Waterproofing and moisture

    Moisture management is the difference between a foundation that ages well and one that becomes a recurring problem.

    Ask which products and methods are being used, and where. This is worth writing down, because in fifteen years, when something needs attention, nobody will remember.

    The walkthrough itself

    Do this as close to the pour as you can — ideally the day before or the morning of.

    Walk the perimeter with the plan in your hand and check the things that are permanent:

    • Overall dimensions against the drawing, corner to corner
    • Every plumbing penetration in the right room
    • Anything embedded — anchor bolts, hold-downs, sleeves, conduit
    • Openings, steps, and elevation changes where the plan says they should be
    • Beam pockets, thickened sections, and anything the engineer called out

    If something looks wrong, say so before the truck arrives. Contractors would overwhelmingly rather hear it then.

    Photograph everything, twice

    Excavation, reinforcement, utilities, and the finished forms — all of it, before the pour.

    These are the photographs that answer questions years later: where exactly does that line run, how deep, which direction did it turn. Nothing else will ever tell you.

    Take them from consistent positions, get the whole footprint, and label them the day you take them.

    The pour, and the days after

    Two things are worth understanding before the truck arrives.

    Weather matters. Concrete placed in extreme heat, cold, or rain behaves differently, and the plan for handling that should exist before the day. Ask what it is.

    And curing is not waiting — it is an active process. Concrete gains strength over days, and how it is protected during that time affects durability for the life of the house. Ask what the protection plan is and confirm it is actually being followed.
